The Western Seaboard area of Blouberg – comprising of a number of suburbs – has become a city in itself, with growing popularity and excellent property investment opportunities.
Servicing the area, in the newly opened Table Bay Mall, Jawitz Properties Western Seaboard is blowing property-viewing perceptions out the water with new, innovative technology – Virtual Reality and View Panning. As part of the SPS property listing group, Jawitz Properties also has a digital showroom on site, where prospective buyers can view top listings over a cup of coffee. But the listings are viewable remotely as well through Virtual reality, View Panning and various websites.
“Changing the way in which our clients are looking at property, this new way of viewing a home brings the experience to life – from the comfort of wherever you are,” says Pieter Davidtz, Business Manager at Jawitz Properties Western Seaboard. “Technology has become a very big part of where property is going, Virtual Reality and View Panning is the next step - and the game changer - taking real estate to the next level.”
Jawitz Properties has teamed up with a top virtual reality and production company to produce the first Virtual Reality showdays in South Africa. Simply put, a viewing is recorded and edited to create a seamless experience to see every aspect of the property for sale. “The agent who does the recorded viewing speaks to the camera as though the camera is the client, highlighting the various features of the home,” adds Corne Davidtz, Principal of the franchise.
This new technology is viewed with a Virtual Reality Headset, allowing the prospective buyer to step inside their potential dream home from wherever they are. This is particularly convenient for buyers’ upcountry – and semigration is a common aspect of buyers moving in to the Blouberg area, in search of purchasing a lifestyle.
“We offer this only for exclusive mandates, and are finding that both sellers and buyers alike are enjoying and embracing this new tech concept. We had our first sale through a virtual reality viewing recently; what was wonderful about it was that the tenant was quite difficult, but allowed us access for the recording and thereafter, the buyer only had to see the recording – so without disturbing the tenant or dragging the buyer to yet another viewing, this innovative approach sealed the deal.”
For prospective sellers who find it difficult to be home for viewings, or who are elderly, sick, or have large families – having one recording done as a ‘showday’ simplifies the selling process.
Blouberg offers fantastic value for money from the beachfront suburbs to further inland – often tempting the middle/upper-management level buyer looking to buy into a lifestyle.
Blouberg is the largest growing suburb in Cape Town and boasts a wide range of amenities from beaches, to shopping, to gyms, to restaurants, to parks – including a few dedicated to dogs, and entertainment – such as being named the capital of kitesurfing. The aim for a ‘live, work and play’ lifestyle is easy to attain. The MyCITI bus routes into town save on traffic immensely and for those who commute by car, the R27 or Koeberg main roads are far less backed up than the N1 or N2.
“While travelling and traffic may be a little cumbersome at times, what Blouberg and its surrounds offer far make up for it,” adds Pieter Davidtz. “There are future plans for a commercial hub being built as well, and further residential opportunities as the area continues to grow and attract buyers.”
Entry level for a two-bedroom apartment would be around R700 000 to R1.2million, while the average price for a three-bedroom home would be in the region of R2.2million. You do, however, get much more expensive properties and those that are a little less expensive. Parklands and Sunningdale have seen the return on investment double in the last five years, while the up and coming suburb of Parklands North, for example, has seen 14% growth. “Over the next few years, we anticipate another 15 000 homes being built up the coast towards Melkbos,” Corne Davidtz says. “There is so much potential right on our doorstep.”
Whether you are looking for a modern, lock-up-and-go home, or a more established, family-orientated property, overlooking the beach, or tucked away among the trees, the area has something for you, and you could even get to view your future home through Virtual Reality.
